ARTICLES ON EAST BAY HOMES, DESIGN AND LIVING BY MOYA ROBINSON, LOCAL REALTOR

Some homes are won by offering the highest price. Others are won by understanding the market before everyone else. This was one of those homes. buyers don’t usually realize: every market has a different playbook. A great Realtor isn’t just opening doors, they’re recognizing when the rules have changed.
Early 2025 was a fascinating moment in the East Bay. After a slower period, buyer demand began returning quickly. Tech hiring accelerated, inventory remained tight, and competition increased almost overnight. One trend became especially clear: “Coming Soon” listings were quietly becoming the new battleground. Instead of waiting for the published offer date, experienced agents were reaching out early, learning the seller’s timeline, and positioning their buyers before the rest of the market caught up.
Recognizing these shifts is one of the most valuable parts of my job. Every market has its own rhythm, and strategies that worked six months earlier may no longer be enough.
My buyers had been searching for the right home for quite some time. They had a clear vision, they wanted a traditional home with character, a beautiful backyard, and a neighborhood where they could put down roots for years to come. Like many thoughtful buyers, they also wanted to remain financially disciplined. We had written offers together, learned from each experience, and adjusted as the market became more competitive.
Then a beautiful Tudor near Montclair caught our attention.
Rather than simply scheduling a showing and waiting for the offer date, I picked up the phone and called the listing agent. I wanted to understand the seller’s goals, the level of interest, and whether there was any possibility the sellers would consider reviewing an offer before the scheduled deadline.
The answer was “not at this time.”
But that conversation accomplished something important.
The listing agent knew we had serious, well-qualified buyers who were genuinely interested in the property. Our interest was already established before most buyers had even toured the home.
A short time later, another buyer’s agent approached the listing agent about submitting a preemptive offer. Suddenly, the seller became open to reviewing offers earlier than planned.
Instead of scrambling to react, my clients were already prepared.
Because we had anticipated this possibility, we were able to move quickly, present a clean, competitive offer, and position our buyers exactly the way the sellers needed to see them. While several agents later expressed frustration that they never had the opportunity to compete before the scheduled offer date, my clients were already part of the conversation.
They secured the home.
Today, that Tudor has truly become theirs. They’ve thoughtfully renovated the property to match their lifestyle, adding features like an EV charger, sauna, cold plunge, updated bathrooms, refreshed living spaces, and beautiful landscaping. Watching clients transform a house into a home is one of the most rewarding parts of what I do.
This experience reinforced something I see over and over again throughout my career: success isn’t always about paying the most. It’s about understanding the market you’re in.
Sometimes that means knowing exactly how aggressive pricing needs to be.
Sometimes it means recognizing when buyers should wait.
And sometimes it means realizing that the opportunity to win a home begins days before the official offer deadline.
The East Bay market is constantly evolving. Staying ahead of those change, and adjusting strategy before everyone else, is how I help my clients compete with confidence. Because in real estate, timing isn’t just important. Sometimes, timing is everything.
