The East Bay Market: What I’m Seeing This Summer

A Market Caught Between Opportunity and Uncertainty

Over the past several months, many homeowners and buyers have been asking the same question:

“Should I move now or wait?”

The answer has become more complicated because today’s housing market isn’t being influenced by real estate alone.

Interest rates remain elevated, inflation concerns persist, stock market volatility continues, and global events are creating uncertainty for consumers and investors alike.

When uncertainty increases, people often postpone major decisions, including buying and selling homes.

As a result, we’re seeing a market that is moving, but moving thoughtfully.

Interest Rates Continue to Shape Buyer Behavior

Mortgage rates remain one of the biggest influences on housing activity.

Many homeowners currently have mortgages in the 2%–4% range and are understandably reluctant to give up those rates.

At the same time, buyers are adapting.

Rather than waiting indefinitely for dramatically lower rates, many are focusing on finding the right home and refinancing later if rates improve.

In other words:

Life events are beginning to matter more than interest rates.

Families are growing.
Retirements are approaching.
Job changes are occurring.

Those needs don’t always wait for perfect market conditions.

Why Pricing Matters More Than Ever

One of the biggest shifts I’ve seen this year is the importance of pricing strategy.

Buyers are educated.

They are reviewing comparable sales, studying disclosures, comparing financing costs, and evaluating value carefully.

Homes that are well-prepared and priced strategically continue to generate strong interest.

Homes that miss the mark on pricing often sit longer and require adjustments.

This is why preparation and strategy have become just as important as location.

Appraisals Are Back in the Conversation

During the ultra-competitive market of 2021 and 2022, appraisal concerns often took a back seat.

Today, appraisals are becoming more relevant again.

While many East Bay homes still receive strong interest, buyers are paying closer attention to value and lenders are scrutinizing transactions carefully.

For sellers, this means thoughtful pricing and proper preparation remain essential.

For buyers, it means understanding how appraisals fit into negotiations and financing decisions.

What Buyers Are Looking For

Today’s buyers are telling us they want:

  • Move-in-ready homes
  • Updated kitchens and bathrooms
  • Lower maintenance properties
  • Energy efficiency
  • Insurance-friendly homes
  • Realistic pricing

Buyers are willing to pay premiums for homes that check these boxes.

What Sellers Need to Know

The sellers having the most success today are:

  • Preparing homes before listing
  • Addressing deferred maintenance
  • Presenting homes professionally
  • Understanding current buyer expectations
  • Pricing strategically rather than aspirationally

The market still rewards quality.

What I’m Seeing Locally

Here in the East Bay, activity remains healthy in many neighborhoods despite ongoing economic uncertainty.

I currently have a Pleasant Hill property preparing for market, a luxury opportunity in Piedmont, and several buyers actively searching throughout Oakland and surrounding communities.

The common theme across all of these conversations is the same:

People are still making moves. They’re simply making them more carefully.

Final Thought

The headlines often focus on uncertainty.

What I see every day is people making thoughtful decisions based on their lives, families, careers, and long-term goals.

Real estate has always been personal before it is financial.

The people who succeed in today’s market are the ones who make decisions based on their circumstances not headlines.

Warmly,
