The 2026 Buyer Rule

Before you schedule a showing, evaluate the context of the home, not just the photos.

Here’s the 60-second pre-showing checklist I use with my clients:

1. Check the micro-location

  • Zoom all the way in on Google Maps (satellite + street).
  • Look for: proximity to freeways, steep driveway access, lot angle, neighboring homes.
  • Many East Bay homes look serene in photos but sit close to 13, 24, or 580.

2. Read between the lines of the listing

Agents describe what’s strong and hide what’s weak. Look for wording like:

  • “Tucked away” → often means limited natural light.
  • “Efficient layout” → often means small bedrooms.
  • “Private setting” → sometimes means no yard usable for gatherings.

3. Compare the price to neighborhood comps

If it’s priced too attractively, there’s usually a strategic reason—condition, location, or geometry of the lot.

4. Cross-check time-on-market

Homes in Piedmont, Montclair, Clarewood Hills, and Crocker Highlands move fast.
If something sits, pause and ask: What are other buyers seeing that I haven’t seen yet?

5. Look at the floor plan (when available)

This tells you more than any photo. Pay attention to:

  • bedroom separation
  • how light flows through the public spaces
  • whether the “bonus room” is actually usable
